<p>Its impossible to write the history of womens softball without devoting multiple chapters to the utter dominance and championship pedigree of the Connecticut-based Brakettes.</p>
<p>However, the Nutmeg State hasnt been able to keep up with the sun-drenched states like California and Florida when it comes to developing softball stars.</p>
<p>Until this year.</p>
<p>Not only are Oxfords Rachele Fico and Bristols Sara Plourde among the 25 players named as finalists for the USA Softball Collegiate Player of the Year but the two Connecticut natives also happen to be leading all Division I players in earned run average and strikeouts respectively.<br />Most people understand that purchasing for automobile financing or maybe <a href="http://www.consumerautolending.com">bad credit auto loans</a> is usually upsetting.</p>

<p>&#8211; Dont open or even apply for any credit cards. Lenders look at recent credit inquiries, which indicate that you might be about to take out a lot of new debt, making it tough to pay your bills on time.</p>
<p>&#8211; Dont close any credit cards. Almost 30 percent of your FICO score, the one most lenders rely on, is based on how much of your available credit youve used (called your credit utilization ratio). If you close a card that had a high credit limit but keep your balance the same on your other cards, it will look as if youre maxing out your available credit.</p>
<p>&#8211; Check your credit reports for errors. You can get free copies from each of the three credit bureaus every 12 months at www.annualcreditreport.com. If youve already received your free reports for the year, order them directly from Experian.com, TransUnion.com and Equifax.com. Check the reports from all three bureaus because an error on just one report can affect your interest rate even if the other reports are accurate.</p>
<p>Two Months Before You Apply</p>
<p>&#8211; Begin paying down card balances. Low balances dont always appear on your credit report right away, says John Ulzheimer, president of consumer education at SmartCredit.com. It takes that long for the credit reporting to truly update the accounts to show zero-dollar balances, he says.</p>
<p>&#8211; If you have to add new charges, keep them to 10 percent or less of your available credit. A low ratio is worth almost as much as paying your bills on time, says Ulzheimer. The people who have the highest FICO scores (760+) have average utilization of 7 percent, he says.</p>
<p>&#8211; Once you do start shopping for a mortgage, rate shop within a focused period of time, says Anthony Sprauve, of FICO. The FICO score recognizes that you may be shopping around for rates. As a result, all inquiries made within a limited time count as one inquiry. Thirty days is a safe bet, says Sprauve.</p>
<p>&#8211; Dont stop following these strategies until you close on the house. Youre not out of the woods until you have the keys in your hand, says Ulzheimer.</p>

			<content:encoded><![CDATA[<p>The number of strategic defaults is predicted to double again by the first quarter of 2013.</p>
<p>With more and more homeowners contemplating strategic default, mortgage lenders have sought out predictive indicators to discourage and prevent them by utilizing advanced credit scoring technologies.</p>
<p>A dynamic three-digit number reflecting an individual&#8217;s ability to repay debt, credit scores are assigned by the Fair Isaac Corporation.  Credit scores play a crucial role in determining whether a borrower is eligible for a loan, the loan amount, in addition to interest rates and repayment terms.</p>
<p>Fair Isaac &#8211; the creator of the widely-used FICO credit score, recently introduced an enhanced version of its popular scoring model, the FICO 8 Mortgage Score.  This enhanced model has made it more difficult for most consumers to secure mortgage loans.</p>
<p>Enhanced to better anticipate consumer behavior amid the foreclosure crisis, the FICO 8 Mortgage Score has been fine-tuned with predictive powers to assist lenders in determining which borrowers are most likely to strategically default. </p>
<p>Predicted to save over $1 billion by preventing 115,000 foreclosures, FICO officials claim their new model is 15% to 25% more accurate in predicting strategic defaults than its predecessor.</p>
<p>The FICO 8 Mortgage Scores broad availability means that all US lenders and servicers can now easily access scores that are fine-tuned for mortgage performance, said Jordan Graham, executive VP of Scores and president of Consumer Services at FICO.  By combining this superior predictive performance with the FICO Economic Impact Service, lenders are able to adjust policies and strategies quickly based upon forward-looking economic modeling. This is what we mean by the FICO analytic advantage: the ability to use the most advanced predictive analytics to compete and win in this highly challenging environment.</p>
<p>Despite drastically reduced home values on an underwater mortgage, researchers have found other distinct character traits that identify potential strategic defaulters making this decision. Strategic defaulters typically have higher FICO scores, lower revolving balances, fewer instances of exceeding the limits on credit cards and lower overall retail credit card usage.</p>
<p>In fact, their behavior is almost opposite to those of distressed defaulters.  Strategic defaulters default &#8220;because they believe it is in their best financial interest, and because they believe the consequences will be minimal,&#8221; said FICO Labs head and FICO chief analytics officer Dr. Andrew Jennings.  Homeowners plan ahead for the credit hit they will take upon default by purchasing a car, new house and opening new credit cards before they &#8220;do the math and walk.&#8221;</p>
<p>&#8220;Many homeowners are being told to stop paying their mortgages,&#8221; said Carlos Reyes, a foreclosure defense attorney with the Reyes Law Group in Fort Lauderdale.  &#8220;Homeowners should consider their rights and contemplate the long ranging consequences of such an action.  Making the decision to simply walk away may not be in their best interest.&#8221;</p>
<p>Strategic default may seem like walking away from a bad debt is a good thing, but it can have long ranging consequences.  Absent a deficiency judgment, homeowners will certainly suffer with lower credit scores and a drastically reduced ability to secure future credit.  Higher interest rates and unfavorable terms could end up costing more in the long run than continuing to pay on an upside-down mortgage.</p>
<p>&#8220;Homeowners should explore all their options before strategically defaulting,&#8221; concluded Reyes.</p>

A notable exception is the UK, which accounted for 45 percent of the total in 2006 and now accounts for 29 percent, a reduction of euro 177 million. <p>Based on data provided by Euromonitor International, the fraud map shows fraud amounts from 2006-2011 for 21 countries, across five categories, including counterfeit fraud, card stolen and ID theft. Country-specific drill-downs show how fraud has evolved, and indicate new risks in areas such as ID theft, counterfeit cards and online fraud. Cross-region trends include the increase in card-not-present (CNP) fraud online.</p>

			<content:encoded><![CDATA[<p>The owners of Bangkoks Fico Place office building, which was severely damaged by fire over two months ago, are involved in a dispute with tenants over rent and insurance claims.</p>
<p>Several tenants interviewed by the Bangkok Post Sunday said they had received rent notices for March and April, even though water and fire-damaged areas are still uninhabitable.</p>
<p>They say they have also been given rent annulment and deposit refund contracts to sign that prevent them suing the building owners and management.</p>
<p>Its completely ridiculous, said Andrew Jacka, the director of Spa Origin and one of 31 tenants.</p>
<p>Manjusha Pandey, director of Info Sys Asia, an IT outsource company, said she refused to sign the contract foregoing the right to sue and was willing to sacrifice her 140,000 baht three-month rental deposit.</p>
<p>They will make a lot more money from the fire, said Ms Pandey, who has been a tenant since 2006.</p>
<p>Fico Corporations lawyer Sorot Tainsittipong said the company had to issue rent invoices if the tenants did not agree to sign the annulment contracts.</p>
<p>If they dont sign the rent annulment contract, then we have to keep charging them for rent, he said.</p>
<p>Mr Sorot said many tenants had ignored a contractual obligation requiring them to have insurance cover. He said Fico felt it had the legal right to include the clause in the annulment contract denying tenants the right to sue. Because they dont have insurance, we could have dismissed them from the building at any time, he said. We simply compromised to let them stay.</p>
<p>Fico Place is insured for 230 million baht by Generali Insurance (Thailand), according to the Insurance Commission.</p>
<p>Krit Srichawala, chief executive of Fico Corporation, said he would continue giving out rent invoices.</p>
<p>The lawyers have advised me to issue the invoices because some of the tenants are asking for excessive amounts of compensation from the company, he said.</p>
<p>Mr Krit cited one tenant renting office space of 100 square metres who had asked for three million baht compensation.</p>
<p>If you gang up against me, I will have to use the lawyers, Mr Krit said. If you dont cancel the contract, we will continue to charge you.</p>
<p>Mr Krit said more than 10 tenants had already signed the rent annulment contract.</p>
<p>Both Mr Sorot and Mr Krit said tenants affected by the fire had been offered alternative space in another building until repairs were completed or they had found new premises.</p>
<p>On March 3, a massive fire erupted at the 13-storey building on Sukhumvit Soi 21. The blaze started about 2.30pm on the seventh floor and rapidly spread to the 13th floor. It lasted for three hours.</p>
<p>The 33-year-old building is one of several older buildings around Bangkok that do not have to comply with the 1992 Building Safety Control Act.</p>
<p>City Hall is considering legal measures to demand owners of older buildings upgrade safety measures.</p>
<p>Ms Pandeys office is on the fifth floor and Mr Jackas on the sixth. The damage to their offices was mainly from water sprayed to douse the flames. Damage to their offices is estimated at about 530,000 baht and 200,000 baht, respectively.</p>
<p>If [Fico] is at fault, we want to sue, said Ms Pandey.</p>
<p>Mr Jacka said he had not contemplated legal action until he saw the rent invoices. We are waiting to see if they continue to send [the invoices] out, he said, adding he had sought legal advice.</p>
<p>Mr Sorot could not confirm how many tenants Fico was in dispute with, but said the company was trying our best to help assist all the tenants.</p>
